An official property appraisal report (Gayrimenkul Değerleme Raporu) is a mandatory document required for property transactions in Turkey. Since 2019, it has been a legal requirement for all real estate sales involving foreign buyers.

What is a Property Appraisal Report?

A property appraisal report is an official document prepared by a licensed valuation expert (SPK-licensed appraiser) that determines the current market value of a property. It is issued by authorised companies registered with the Capital Markets Board of Turkey (SPK).

When Do You Need It?

  • Purchasing property as a foreign national in Turkey
  • Applying for Turkish citizenship through real estate investment (minimum $400,000 USD)
  • Applying for a mortgage or bank loan on a property in Turkey
  • Property inheritance procedures
  • Commercial property transactions

What Does the Report Include?

  • Location and description of the property
  • Cadastral and legal status (title deed information)
  • Physical condition and construction details
  • Comparable market analysis
  • Determined market value in Turkish Lira (TRY)
  • Photos and maps of the property

How Long Does It Take?

A property appraisal report is typically ready within 2–5 business days. The validity of the report is generally 3 months from the date of issue.
